Commercial Cleaning Cost in Auckland: What Affects the Price

Commercial cleaning is quoted site by site, because no two buildings need the same work. This guide explains what drives the price, the common ways contracts are priced, and what a good written quote should include.

Why there is no single price

A small studio office and a multi-floor corporate building can both be "an office", but the work involved is completely different. That is why PureNest, like most commercial cleaners, does not publish one rate. The price comes from an inspection of your premises and a written scope.

What affects the cost of commercial cleaning

Floor area and layout

The total area to clean, the number of floors and how the space is divided all affect time on site. Open-plan floors are quicker to clean than a building of small rooms.

Cleaning frequency

Daily cleaning, several visits a week and weekly visits are priced differently. More frequent cleaning costs more per week but each visit is lighter, because dirt never builds up. See how often an office should be cleaned for typical schedules.

Bathrooms, kitchens and meeting rooms

These rooms take the most time and need sanitising every visit, so the count of each is one of the biggest factors in any quote.

Floor types and specialist surfaces

Carpet, hard floors, marble, porcelain and glass façades each need a different method. Polishing marble or porcelain floors and glass is usually scheduled as periodic specialist work.

Access times and building rules

Cleaning around business hours, building security, approved-personnel requirements and building manager rules all shape when and how the team can work.

Extra services

Pest control and grounds care can be added to a cleaning contract. Combining services under one provider means fewer contracts to manage.

Common ways commercial cleaning is priced

  • Fixed contract price: an agreed amount per week or month for a set scope and schedule. The most common model for offices and schools.
  • Per visit: a price for each clean, useful for smaller sites or irregular schedules.
  • Specialist work quoted separately: floor polishing, glass and one-off deep cleans priced as individual jobs.

Whichever model you choose, the price should be tied to a written scope, so you can see exactly what you are paying for.

What a good commercial cleaning quote includes

  • A scope listing each area and the tasks done in it
  • The frequency of each task (daily, weekly, periodic)
  • The agreed cleaning times and how access works
  • Whether equipment and cleaning products are included
  • Any specialist work and how it is priced
  • How the work is reported and how often
  • The contract length and notice terms
  • GST shown clearly

How to compare quotes fairly

Compare scopes, not just totals. A cheaper quote may include fewer tasks, less frequent bathroom cleaning or no reporting. Ask each provider to quote against the same list of areas and frequencies, and check whether they inspected the site or priced it from a floor plan.
